Private Mortgages

 

There are many unique borrowing situations that require a lender with the flexibility to make it happen.

If traditional mortgage lending is not meeting your needs, we can help.

Private mortgages are usually a short term solution in situations where funds are not available from a traditional lender or when a borrower has a tight schedule in which to access funds for a purchase or project.

Many of our private mortgage holders experience issues with traditional lending because they:

  • Are self-employed and can’t prove their income

  • Have poor or blemished credit history

  • Have not been with their employer for a significant period of time

  • Have a limited credit history

  

Home Equity Loans

Home equity represents the amount you have invested in your home through years of payments and increased market value.  Your equity is the value of your home less the amount owed on your mortgage.

  • Standard First and Second Mortgage Loans – for refinance or purchase

  • Equity loans – bridge the gap between equity and available conventional financing

Loan Guidelines     

 

While every loan is structured to meet individual circumstances, our general lending criteria is outlined below:

 

General criteria

  • Interest only or amortizing

  • Term of 12-24 months

  • First mortgages up to 80% of appraised value

  • Second mortgages up to 85% of appraised value

  • Standard first mortgage interest rates as low as 6% 

  • Standard second mortgage interest rates as low as 10%

  • Mixed use, residential & commercial, max LTV on a case by case basis

  • Multi-unit residential max LTV on a case by case basis

 

Construction Financing

  • Maximum LTV of 70% of upon completion value in major cities on town services; 55% LTV of appraised land value as initial advance

  • Maximum LTV of 65% of upon completion value on rural properties, 50% LTV of appraised land value as initial advance
